Campus Corner: Norman’s Historic Heartbeat Since 1917 – Home to OU Spirit, Timeless Traditions, and Pepe Delgados’ Authentic Mexican Flavors
Nestled just north of the University of Oklahoma campus, Campus Corner isn’t just a street — it’s the living heartbeat of Norman. For over a century, this vibrant district has been the go-to spot for students, faculty, locals, and visitors craving great food, shopping, and that unmistakable Sooner spirit. At Pepe Delgados (786 Asp Ave), we’re proud to be part of this historic legacy, serving fresh, authentic Mexican cuisine right in the heart of it all.
The Founding Years: Built for OU Students in the Early 1900s
Campus Corner officially took shape around 1917 to serve the growing needs of University of Oklahoma students and faculty. In the early 1900s, most students didn’t have cars, so businesses sprang up within easy walking distance north of campus — right along Boyd Street and Asp Avenue. By 1920, the area had exploded into a thriving commercial district filled with restaurants, clothing stores, pharmacies, laundry services, and beauty salons. It quickly became the undisputed center of university life.
One iconic early spot was the Whistler Family’s building at 575 University Boulevard (1920s). The ground floor housed a bookstore and restaurant, while the third-floor dance hall — famously known as the “Tee Pee” — hosted legendary parties that kept the energy high.
Pep Rallies, Bonfires & Golden-Era Glory (1920s–1950s)
Campus Corner wasn’t just about shopping — it was the soul of OU spirit. The intersection of Boyd and Asp became the legendary spot for pep rallies, bonfires, and displays of school pride. Students gathered here to cheer on the Sooners, and the area pulsed with excitement.
A devastating fire in 1929 destroyed much of the original structures, but the community rebuilt stronger than ever. By the 1950s, with OU enrollment booming under President George Cross, Campus Corner and downtown Norman were both in their prime. The Boomer Theater (opened 1947 on Asp Avenue) added movies and live music to the mix, cementing the district’s reputation as Norman’s entertainment hub.
Challenges, Revival & the Modern Campus Corner
Like many historic districts, Campus Corner faced ups and downs. New dorms, cars, and suburban growth in the mid-20th century shifted some energy away. By the late 1990s, parts of the area felt quiet. But the early 2000s brought a renaissance — renovations, new businesses, and the electric energy of championship Sooner football breathed fresh life into the streets.
Today, Campus Corner is a thriving mixed-use historic district with over 75 shops, restaurants, bars, and entertainment spots. It’s the perfect blend of nostalgia and modern college vibrancy — ideal for tailgating, studying with a coffee, grabbing dinner, or celebrating game days.

Pepe Delgados: A Campus Corner Classic Since 1992
Since 1992, Pepe Delgados has been proudly serving authentic southern-style Mexican food right here on Asp Avenue. Owner Emilio L. Salinas brought recipes and techniques from Mexico (with a touch of family heritage) to create a menu that’s fresh, flavorful, and proudly not Tex-Mex. (Yes, we really mean it when we say no queso — come taste why!)
Our made-fresh-daily appetizers, signature fajitas, tacos, burritos, vegetarian plates, and world-class margaritas have made us a longtime favorite.
